A New Era in Real Estate: What is EİDS and What is Changing?


As of the last quarter of 2024, real estate trading in Türkiye has entered a period of radical digital transformation. The Electronic Listing Verification System (EİDS), launched by the Ministry of Trade, is one of the most significant steps taken to prevent disinformation and protect consumer rights in the sector.

So, what exactly does this system aim for, and what awaits both consultants and property owners?

What is EİDS?

EİDS is a control mechanism that verifies via e-Devlet (Türkiye's digital government portal) whether the person posting a real estate listing is the actual owner of the property or has been officially authorized by the owner. In simple terms: the era of "no authorization, no listing" has officially begun.

How Does the System Work?

The system operates in two main stages:

  1. Property Owner Approval: The owner logs into e-Devlet and selects the specific real estate agency they wish to authorize under the "Real Estate Trade Authorization Verification" screen.

  2. Listing Entry: The real estate consultant enters the listing on portals using the authorization granted by the owner. The system matches the title deed (TAPU) records with the authorization in the background to allow the listing to go live.

4 Key Advantages of EİDS for the Industry

  • End of Fake Listings: No one will be able to take photos of a property they do not own or have no authority over to post "bait" listings with misleadingly low prices.

  • Preventing Information Pollution: It will prevent the same property from being listed by dozens of different agents with conflicting prices.

  • Price Stability: By preventing manipulative listings, the system aims to curb artificial price increases in the market.

  • Combating Unregistered Brokerage: Since only professional real estate businesses with a "Certificate of Authority" (Yetki Belgesi) can post listings, "unlicensed" or "freelance" brokerage will effectively come to an end.

What Should Property Owners Do?

If you want to sell or rent your property, a verbal agreement with a consultant is no longer sufficient. You must now officially authorize the relevant consultant or office via e-Devlet. This process ensures that your property is marketed securely and professionally.
